Chalet Village

First developed in the early 1960’s, Chalet Village still represents some of the finest (and most expensive) real estate in all of Sevier County.  Literally located above (and just north of) Gatlinburg, Chalet Village has some of the highest elevations in the county outside of the National Park.  With homes ranging from around $100,000 for the oldest, most modest properties, to homes that sell for well over a million dollars, there is truly something for everyone in Chalet Village.  The only thing that Chalet Village doesn’t do very well is provide a place to live as a full time resident.  As most all of the homes and condos in Chalet Village are vacation rentals there are VERY few full time residents left.  If you value having permanent neighbors, Chalet Village probably isn’t the place you want to look.

If on the other hand you are looking for a great place for an investment in a vacation rental property, Chalet Village may be exactly what you are looking for.  With spectacular views, multiple owner clubhouses each featuring a pool and some with tennis courts, Chalet Village is the perfect place for a vacation rental investment.

There are two areas of Chalet Village, the newer being Chalet Village North.  The major difference between the two areas in addition to age is that Chalet Village North is not within the city limits of Gatlinburg and therefore doesn’t benefit from the snow removal equipment that does clear the Gatlinburg city streets found in Chalet Village proper.

Speaking of snow, Chalet Village is home to Sevier County’s only ski resort, Ober Gatlinburg.  The most easily accessed ski resort for most of the southeastern United States, Ober Gatlinburg is great for skiers who don’t want to travel further to the slopes of North Carolina, West Virginia, or points further away.


As of Sunday, March 18, 2018 there were 1,359 residential properties listed for sale in our Great Smoky Mountains Association of Realtors® MLS database.  The 10 residences (including condos) for sale in the Chalet Village area as of the same date were listed at an average price of $211,645.  If you exclude the condominium type properties, the average price jumps to $249,850.
